Pre-acquisition Building Survey

Compass were instructed to provide a Pre-acquisition Building Survey Report on an office premises in Hessle, East Yorkshire. The inspection revealed several building defects which the prospective purchaser was not aware of and used to negotiate the purchase price.

Drones were used to inspect the difficult-to-access roof areas, which were a critical component of the structure.

We highlighted the key concerns and provided a detailed repair schedule, with forecasted costs for the next 10 years. Our advice made the purchaser aware of significant issues that would need to be addressed before any refurbishment works could be undertaken.

Findings covered in our report included:

  • Structural movement in the external walls and roof
  • Insufficient internal ventilation and insulation in the roof spaces
  • Fire Safety and statutory compliance issues
  • Deleterious materials
  • Aged mechanical and electrical equipment

Our building surveys cover all aspects of the site beyond the buildings and contents. Compass advised on the need for specialist investigations to determine risks from environmental issues. We also considered site topography & access, energy efficiency upgrades and fire hazards etc.
