Pre-acquisition Building Survey

Compass were instructed to provide a Pre-acquisition Building Survey Report on a mixed-use Retail and Healthcare premises in Leeds. The inspection revealed several building defects which the prospective purchaser was unaware of and subsequently used to negotiate the purchase price.

Drones were used to inspect the difficult-to-access roof areas, which were a critical component of the structure, and our client required surety of cost / condition for cash flow projections as scaffolding was not due to be erected for a number of months.

We highlighted the key concerns and provided a detailed repair schedule forecast for the next 10 years. Our advice made the purchaser aware of significant issues that would need to be addressed before any conversion works could be undertaken.

Findings covered in our report included:

  • Penetrating water ingress due to defective rain water gutters and downpipes
  • Spalling and re-enforcement corrosion to the elevation wall cladding
  • Insufficient internal ventilation in the roof spaces
  • Fire Safety and statutory compliance issues
  • Deleterious materials
  • Aged mechanical and electrical equipment

Our building surveys cover all aspects of the site beyond the buildings and contents. Compass advised on the need for specialist investigations to determine risks from environmental issues. We also considered site topography & access, energy efficiency upgrades and fire hazards etc.
