Following the insolvency of the former tenant, Compass were asked to inspect and procure refurbishments to a terrace of four industrial units. The properties had been used for manufacturing purposes and were heavily damaged, including chemical contamination.

We initially prepared several feasibility options including budget cost analysis for the client. We then prepared a full specification for the extensive refurbishment and coordinated additional input for structural engineering, mechanical and electrical and building control.

The works were tendered to local contractors within our network, and the scope was agreed to provide best value for the client. Compass instructed the works through a JCT Building Contract and managed the process from commencement to completion with regular project meetings.

The construction work included overcladding of the old asbestos sheet roofs, gutter repairs, new elevation cladding, partial replacement of concrete floor slabs and wholesale refurbishment/redecoration of the warehouses and ancillary blocks.

All of the units have been transformed and are now fit for occupation by a diverse range of modern tenants.

Compass undertook the role of Principal Designer under CDM Regulations 2015 alongside project management duties, to ensure the Health and Safety of the works was fully coordinated throughout.
