Compass were instructed to undertake a pre-lease inspection and produce a building survey report with associated advice on lease liabilities for a Healthcare operator. The role involved an inspection of the premises to comment upon the Landlord’s ‘Whitebox works’ and any liabilities that the tenant should be aware of entering into a new lease.

We highlighted the key concerns and defects with the roof and internal structural concerns. We inspected inaccessible areas of the roof with our drone.

Findings covered in our report included:

• Localised penetrating water ingress around roof drainage connections
• Passive fire protection issues
• Mechanical and electrical compliance issues
• Roof void ventilation and insulation
• Defective timber and shopfront items
